At Thorgils & Kormac we are committed to transparency and honesty at all times. We aim to be competitive and fair. Other firms may be cheaper but bear in mind the difference between value for money and simply cheap!
LETTINGS FOR LANDLORDS:
Tenant Sourcing - £95* - NO VAT
This service includes valuation, preparation of particulars, 'To Let' sign, accompanied viewings, referencing and credit checks, organising EPC and gas check where applicable, preparation of Assured Shorthold Tenancy, inventory, registration of deposit.
*subject to your using us for the management of the property. Should you require tenant sourcing without management our typical fee is £195.
Management - 8% of the monthly rent - NO VAT
This service includes ongoing rent collection, quarterly inspection of the property, 24hr emergency contact, maintenance and repair facilitation, arrears management to point of eviction. We can even arrange to pay any bills you incur for the property directly from the rent collected.

LETTINGS FOR TENANTS:
Application Fee: £85 per person or £145 per couple
Guarantor Application Fee: £85 per guarantor
We aim to be fair with you at all times. When you apply for a property through us we will have to undertake a lot of administrative work and pay for credit checks to be taken out. In all instances we will discuss the application in principle with the landlord BEFORE you are required to pay anything. Should the landlord wish to proceed with your application you will then be required to pay. While your application is being processed the property will not be offered to any other party while the application is being processed.
Application Fee Refund Policy:
- If the landlord declines your application for reasons that you have already disclosed prior to paying your application fee, it will be refunded.
- Should you decide not to proceed, the application fee will not be refunded.
- Should the landlord decline the application due to adverse information you have not disclosed to us in advance, you application fee will not be refunded.
Local Housing Allowance Policy:
This has become a serious issue in recent times and many landlords are refusing to accept LHA claimants. The reasons for this are set out below together with our policy on this issue.
The government has determined that the LHA (formerly housing benefit) should be paid directly to the tenant as opposed to the landlord. This has resulted in a situation where the LHA is simply treated as part of the applicant's income rather than a reliable payment from local government. LHA claimants are therefore assessed for affordability in exactly the same way as working applicants. The calculation we use is that the rent should be no more than 40% of your total gross income per month. Accordingly, many people in receipt of LHA are now required to provide a guarantor before their applications may be considered on account of their affordability assessment failing. A guarantor must be able to prove affordability at the level previously mentioned.
As the government have ceased paying landlords directly we are unwilling to consider altering the rental payment dates of any tenancy on account of when the council pay LHA to the tenant. Our standard terms are monthly in advance and failure to pay in full and on time may result in tenancy being terminated.
Please note that, as yet, the government has not given the tenant the right to ask for payment to be sent directly to the landlord however, this may be considered in a small number of circumstances. For details, please contact your LHA officer.
